This distinctive, triangular building is located in the heart of Tacoma’s Stadium district, and once housed the Titus Will Service Center. The 48,860 square foot reinforced concrete building was in need of significant upgrades to make it suitable for various retail tenants. Major scopes of work include selective demolition and hazardous materials abatement, seismic improvements, new storefront windows and entrances, improved building insulation, MEP upgrades and landscaping. The existing Stadium Thriftway remained operational throughout construction due to diligent planning and scheduling of construction tasks.
Shell and core construction of five storefronts brought several retail and restaurant tenants to the area, including Starbucks and Jimmy John’s. Rhein Haus, a popular German beer hall in Seattle, opened their Tacoma location on the building’s second floor. The 13,000 square foot restaurant/bar features bocce ball courts, two bars, and a full kitchen, as well as a newly-constructed outdoor patio overlooking Wright Park. Korsmo Construction performed this tenant improvement concurrently with the other building improvements.
