Stewards of the Environment

Korsmo’s approach to sustainable construction is based on integration, stewardship and respect for the environment. It is our goal to construct all projects using sustainable practices, regardless of whether the project requires a specific green building certification. As a commitment to our clients and the communities we serve, we strive to source green building materials, minimize waste, utilize local suppliers, salvage existing materials on renovation projects and prevent negative environmental impacts from construction activities.

We are highly experienced in completing LEED certified projects, and have often achieved higher certification levels than originally requested by our owners. We have also worked with several other green-building rating systems such as Washington Sustainable Schools Protocol (WSSP), BuiltGreen and Evergreen Sustainable Development Standard (ESDS), giving Korsmo a rich understanding of sustainability.

We view our projects as living, breathing spaces that must function in correspondence with their users. By implementing green building principles on each project we construct, we are able to provide a finished product that is comfortable, flexible and long-lasting.

Case Study

Russell T. Joy Building

The University of Washington Tacoma was originally seeking LEED Gold Certification for this historic renovation project; however our team found innovative ways to earn additional points and reach LEED Platinum. Specific initiatives that helped us reach LEED Platinum certification included:

  • 6% water reduction during operations
  • 7% reduction in energy usage
  • 5% reduced water in landscape irrigation
  • 9% building structure reused
  • 100% FSC certified wood
  • 7% recycled content in materials
  • 30% increased outdoor air ventilation
  • 90% access to day-lit areas
  • 7% light reflective roofing materials
  • Low-VOC building materials, including adhesives/sealants, paints/coatings, carpet systems, composite woods
  • Building air flushed out with 100% outdoor air before occupancy
  • Green cleaning during operations
  • Green power to offset energy usage
  • Construction site exceeded local erosion and sedimentation standards
  • Recycling program for occupants

Self Performed Work

Along with site supervision, safety and construction management services, Korsmo frequently self-performs scopes of work such as structural building concrete, foundations, steel installations and carpentry in order to ensure the best possible product is delivered to our owners.
